Applicant Criteria

In an effort to establish a nondiscriminatory policy at Samir Properties we adhere to the following when considering applicants for approval. It is illegal to discriminate against any person because of race, color, religion, sex, handicap, familial status or national origin. Rate effective June 1, 2012. Rental rates are for six and twelve-month leases. Rates are subject to change without notice. NOTE: We do accept Section 8 Vochers and some of our properties are GRH approved.

Application Fees:

$35.00 per adult

$60.00 per married couple

Security Deposit:

ALL security deposits are equal to the first months rent

Check with management on this policy

EVERY APPLICANT MUST PROVIDE A VAILID SS# AND DRIVER’S LICENSE OR GOVERNMENT ISSUED PHOTO ID

Minimum Income Requirements

All applicants must have 2 times the amout of rent as monthly income. Combined income of all adults shall meet the minimum requirements. (For example 1 bedroom $650.00, the required monthly income would be $1300.00.)

Child support and alimony can be classified as income BUT proper court documents are required.

Rental References

Applicants must have paid rent on time and/or satisfied lease terms with previous apartment left in good condition.

Credit Requirements

  • Performed on all occupants above the age of 18 years old on the application.
  • Bankruptcies must be discharged within the last 24 months.
  • No evictions or housing court judgements within the last 5 years
  • Some exceptions may be made on evictions and/or judgements with proof of payment

Employee Reference

Two (2) recent paycheck stubs are required with application. Military income must be verified in official documents. Social Security Benefits must be shown with two recent check stubs.

Ciminal History

A criminal background check will be processed on all applicants on the lease.
